Two separate tests
The programme requirement is not the purchase permission
MM2H sets its own qualifying-residence requirement. Whether a foreign buyer may acquire a particular property in Malaysia is decided separately, under the rules that apply to that state and that transaction. Meeting the programme value does not by itself settle the second question, so a specific Cappella Embassy unit is verified on its own terms, with your solicitor, at the time of purchase.

What a qualifying purchase may include
Selected qualifying purchases may include the support below. Availability depends on eligibility, the current campaign terms and the professional arrangements that apply to each item — the conditions are not the same for every one.
- Legal fees and disbursements for the sale and purchase documentation, through the panel solicitor.
- Foreign-consent application fee, where applicable, through the panel solicitor.
- Loan documentation, stamp duty and valuation for eligible loan purchasers, where financing is arranged through a participating panel bank.
- MM2H Silver processing fee for the principal applicant — subject to a limited campaign allocation and to submission through the designated application channel.
Fee or process support does not guarantee MM2H approval, financing, State consent or eligibility to acquire any particular unit.

- USD 150,000Stated for the Silver category. Up to 50% may be withdrawn after one year for permitted purposes, subject to current rules.
- Visa term
- 5-year passThe Silver pass is stated as renewable. Stay conditions differ by age — verify the current rule for the principal and each dependant.
- Property holding
- 10 yearsThe 2026 regulations mandate a qualifying residential purchase after approval with a minimum holding period, except where current rules permit an upgrade to a higher-value property.
- Processing
- 4–6 monthsTypical stated processing time for an approval decision. Timing is not guaranteed and rests with the authorities.

Application journey
A careful six-stage pathway
- Understand the need — household, preferred language, property objective and intended category.
- Preliminary screening — check current campaign conditions and the high-level applicant profile, without collecting sensitive files at this stage.
- Verify property fit — compare current unit options, budget, foreign-purchase rules and the Silver property relationship.
- Confirm the document list — a licensed channel confirms the current official evidence and certification requirements.
- Submit through the proper channel — formal applications are handled through a MOTAC-licensed MM2H company and the official process.
- Government decision — approval, conditions and timing rest solely with the relevant authorities.
Documents and privacy
What this form does not ask for
The formal process may later require identity, financial, relationship, security and health evidence under the current official checklist. This first enquiry asks for none of it: no passport, no bank statement, no criminal record, no medical information, no full date of birth and no payment details. Sensitive documents should be supplied only later, through an authorised and secure channel.
Costs and risks
What to allow for
Allow for fixed-deposit liquidity, foreign exchange, the property purchase and its holding costs, professional fees, insurance and medical requirements, policy changes, and an uncertain processing time. A property purchase does not guarantee MM2H approval, and MM2H approval does not replace legal due diligence on the property.
